Do I need to sign an agreement just to view rentals?+

You can browse publicly available rental listings without signing an agreement. If a Realtor begins providing services—such as arranging private showings, advising you or preparing an Offer to Lease—a representation agreement is required. The services, duration and compensation terms should be clearly explained before you sign.

What happens after my Offer to Lease is accepted?+

Once accepted, you typically have 24 hours to deliver the deposit using the payment method stated in the agreement, such as a bank draft or wire transfer. Your agent will then coordinate the standard lease. Before moving in, you may also need to arrange tenant insurance, utilities and a key deposit before receiving the keys.

Why should I use a Realtor to find a rental?+

A Realtor can help you search MLS listings, reduce exposure to online rental scams, coordinate showings, negotiate terms, prepare the paperwork and guide you through the process. In many Ontario residential lease transactions, the landlord pays the cooperating brokerage commission, so the tenant does not pay the Realtor directly. Your representation and compensation terms will always be explained before you sign an agreement.

Can you tell me exactly how much mortgage I qualify for?+

No. Exact mortgage qualification requires a licensed mortgage professional. While we can provide general real estate guidance, mortgage approvals and certified property appraisals fall outside our scope.
